The longer answer is the one that actually helps you. Two lifts installed in the same year, in buildings across the road from each other, can be in completely different positions at year twenty. One needs a new controller and a tidy-up. The other needs the shaft emptied. The difference is rarely age on its own.

As a general guide, a well-built electric traction lift that has been properly maintained will run for around 20 to 25 years before it becomes a serious modernisation candidate. Lighter-duty equipment can reach the end of its useful life closer to the 10 to 15 year mark, particularly where individual components were never designed to be swapped out.

That range is wide because elevator lifespan is not really a property of the lift. It is a product of how hard the lift works, how well it was installed, how consistently it has been maintained, and what it was built from in the first place.

Which points to the question more useful than the one most people ask. Not how old is my lift, but was my lift built to be upgraded? A machine designed with replaceable subsystems can be modernised in stages across decades. One built as a sealed unit reaches a point where the only option left is to take it out. Same age, very different capital conversation.

Different parts age at different speeds

So how long do lifts last, component by component? A lift is not one asset with one expiry point. It is a stack of components on separate clocks.

Structural steel, guide rails and the shaft itself will comfortably outlast everything around them, which is why full replacement is far less common than people assume. Car interiors date fastest, though usually only cosmetically. Door equipment does more work than any other part of the lift and tends to show wear first, which matters because doors are involved in a large share of breakdowns.

Control systems are an interesting one. Electronics rarely stop working. They become obsolete, which is a different problem. When a board fails and the manufacturer stopped making it eleven years ago, your lift is out of service for as long as it takes someone to find one.

The signs your lift is ageing

A lift does not fail on a date. It fails on a trend. These are the trends worth watching.

Callout frequency creeping up year on year, even slightly, is the clearest early signal. Parts arriving on lead times rather than off a van is the second. Then there is ride quality: levelling that is no longer accurate at the floor, a judder on start or stop, or noise that was not there two years ago. Longer waiting times at peak, particularly in a building whose use has changed since the lift went in. Rising energy consumption. And the one that reaches you last but travels furthest, tenants who have started to mention it.

Modernise, replace, or keep maintaining

Reaching 20 years does not mean the lift comes out. Modernisation is usually staged, and that is the point of it. Controller and drive first, since that is where obsolescence bites and where you recover reliability, ride quality and energy performance in one move. Doors next. Fixtures and interior last, because they are the visible part and the easiest to schedule around tenants.

The signs your elevator needs replacing rather than modernising are narrower than most people assume. Full replacement earns its place when the equipment cannot accept modern components, when the shaft no longer suits how the building is used, or when the numbers on continued maintenance stop making sense. That is a smaller group of buildings than the twenty-year rule of thumb suggests.
